A little background: My wife and I have gotten very interested in REI recently.

You might be asking the wrong questions at Fidelity (not sure if they do or do not allow this), but you aren't technically investing directly in real estate, you are investing in private equity partnerships that are investing in real estate.They might not want you buying direct interests in real estate, but are okay with private equity investments.

For some background my firm's bread and butter is acquiring single-family flips and small multi-family opportunities for investors.

What background do you have that would make you a good wholesaler?

I am a total newbie when it comes to CRE  due to my background is coming from information technology field for over 20+ years.

He is an investor and has a strong background in owning, contracting, etc.

My 35-year professional background is in commercial construction, mostly design-build with about a 60/40 split between design and construction.

He is technically your employee while working for you.....do you have Workers Comp?

They recruit, interview, check references, skills test, criminal background check and drug test. 

I listed the home on Zillow so they could do a background check, and the woman is the only one who has done it (guy says he will do his shortly).
