If you have a realtor you're working with to buy, ask them to search for keywords like "garage apartment", "in-law suite", "guest suite" in addition to your other criteria, especially since multi-families are hard to come by in Houston.

Buy the time you win the tax sale, wait your redemption period, pay an attorney to win a partition suit and hope all goes well, then there's not much room. 

There are many investors who establish an LLC or Series LLC in one state and then place real estate from other states under those entities through the "channel" of land trusts - you would only need to pay the foreign filing fees in the case the land trust gets revoked (if there was a law suit, for example.)

@Ned Carey that will be what I research and look to learn today how to evaluate deals and figuring the market out in the area I’m looking for or perhaps find an area that suites my budget.

Or better yet, is there an area you can make into a separate suite?

We currently have 2 vacation rentals on a river that will be ready for snowmobile season and a homestead on the Bay that has a two tenets in the mother in law suite.

Since I work a 9 to 5 and she stays at home with the kids (a harder job than mine, mind you) we thought that she would be best suited to go down this road first.Can someone tell me the differences between the three titles [ Agent, Broker, Realtor ] and what training and work practices differ?
