@Wendy Man furnaces are expensive to replace and a dirty filter may shorten their lifespan.The service that sends them automatically to tenants is nice, but you can't force tenants to swap them in.Our lease has a penalty if they do NOT swap them out, but then we have to periodically check on them.No easy answer:(

I wasn't too confident about the updated appraisal $900k because I saw the comp sold in Feb2022 was used to swap out one of the comps in the original appraisal.
