I also second the idea of putting a small island in the kitchen area (not an attached L peninsula) and refinishing the floors.The other easy swap is retro style light fixtures.

To justify any such argument for removes any consideration of where these people will live, why they would sell, of the equity position they are currently in, there existing payments being below rent rates for corresponding unit, the inflated costs to sell in a swap of housing unit.......

I wanted to swap this one out to an 85 but it won't fit in the space the builder provided.  

I would also swap old lighting fixtures for new ones, I chose copper ones to match the roof.

@Wendy Man furnaces are expensive to replace and a dirty filter may shorten their lifespan.The service that sends them automatically to tenants is nice, but you can't force tenants to swap them in.Our lease has a penalty if they do NOT swap them out, but then we have to periodically check on them.No easy answer:(

The swapping back and forth potentially of the Title just to get the loan isn't advised in my layman's point of view.

I wasn't too confident about the updated appraisal $900k because I saw the comp sold in Feb2022 was used to swap out one of the comps in the original appraisal.
