That's not easy to reproduce in today's market, so Kudos to you both!

real estate training has always been a big money bizz.. its really promulgated though with U tube and how easy it is to throw you stuff out there.. but to really get wealthy doing it you do need a ton of dough for marketing or a great relationship with a fullfilment company.

Geez...let's start with the easy part:  you need a real estate attorney. 

.: @Lolo Druffi'd pick a market that's easy to get to, where you can be in person - perhaps (gulp) even in California. 

It's because typically people say they want financial freedom but are looking for an easy button where they do minimal work and all this success happens in their life.

@Shuvrajit Mukherjee - You have to be able to scrape that data from some where pretty easy...a lot of that property specific info is public record.There is a website called chicago cityscape...I am decent friends with the founder....it is sourcing a ton of data that might help. 

I think this is what I was inadvertently concerned about (super newbie).

This shock factor often leads them to question what other elements of the house may need updating, even if the paint is a relatively easy fix.

Just like you, I leaned on BiggerPockets when I was starting out—super helpful!
