Nanticoke has the campus for the local community college within its limits so there is some call for student housing.

To give you some background on my situation, Most if not all students after freshman year move off-campus and rent.

Could be a nonresident alien student, professor or researcher filing a U.S. tax return or claiming an exception.

We have a triplex with decent cashflow, but bought the property for significantly lower than a Multifamily would sell for in Ottawa.We’ve been thinking about getting into the Ottawa market- ideally student rentals.

Some of which i plan to use to pay off my student loans. 

I'm about to close on my second property and ideally would like to find short term tenants to get me on my typical June-May rent cycle (I rent to students).

We won't be able to get traditional mortgages because we both have personal mortgages and student loan debt. 

This is a university town so I know that is likely going to be a problem with students starting out. 

Market manipulation is real and national debt is real and student debt is real and lack of planning for the future is real.

Those that don't stay ahead of the curve will be left behind.I'd be more concerned about the various factors playing into home ownership trends if your investment vehicle is SFH - such as home ownership among millennials, aging population, consumer and student debt, etc.
