Investing is gambling. 

If she likes watching sports, maybe get her opinion on making a living room renovation perfect for watching the game with the family.

The hands on aspect of real estate is literally the best part, sometimes the stock market can feel like a gamble.

I don't think these numbers work to begin with and using appreciation as a banking factor is kind of like gambling in Vegas.

This is what actually Is costs you to get your equity, you are paying every month out of pocket.look your property looks good if all 4 units where rented your analysis that it will appreciate with out doing any value add is a bet on appreciation and rent increases year over year is a huge gamble and only pays off when you sell and if you sell at that price at the right time. 

However, TV IS important to my renters (especially for sports) so I'm considering something like YouTubeTV instead.  

Everyone talks about how real estate investing is a team sport and about “due diligence” but how do you run due diligence on potential business partners?

I was that guy working 20-30 hrs / wk in high school, taking the advanced courses, playing sports, worked in college, 40 hr weeks over the summer, sold stickers and tee shirts as a side hustle, etc. 

We are a major destination for sporting events (Phoenix Open, Spring Training Baseball, as well as NFL/NBA/NHL), lifestyle and events (Barrett-Jackson Auto Auction), shopping, dining...you name it.

Each industry I researched turned out to be more of a gamble than an investment.
