Depends on the Class of the property/tenant.Class A, you may just have occassional maintenance issues.Class B, more maintenance issues, some tenant payment issues, some tenant drama.Class C, a lot of maintenance issues, a lot of tenant payment issues, a lot of tenant drama.Class D, too much to list.

Presidents do not change tax laws.They can issue pardons and various executive orders, but changing tax laws can only be done by Congress.It does not matter what tax laws Biden or Trump want and promise.

I have always been interested in home construction techniques that are different or older.Container homes, these sorts of shot-crete homes, bale homes etc.The biggest issue is not that fact that they will rent, for if they are in the right location, of course they will rent just fine.

Overall, I've closed on multiple properties with them before and had no issues.

The house has some "hard" issues: 1. pretty steep hill in the front with stairs to the front of the house.

I don't see any issue with sec 8 right now.

It's definitely easier to invest out of state financially, but you can run into some issues without a good team in place in the market you're investing in. 

Part of the issue depends on what market your buyers are from and where they live..

This was my first property, and while it's been a great learning experience, I made several mistakes along the way—ranging from choosing a realtor who was more focused on closing the deal than finding the right house, to having a poor inspection and overlooking issues hidden beneath the surface (literally).
