I've owned a retail and a public safety business, but now have the opportunity to start full time in real estate investing. 

Even if he had done similar homes before, every site is unique and when an architect seals a drawing he takes on liability for the safety of its occupants, which alone comes at a price.  

I'm not worried for my safety and I don't have a Problem talking to people I know but I don't know how to present myself without looking like some kind of vulture.

Sometimes I worry about showing properties too late for safety reasons and also it would be nice to go home at a timely hour for once... has anyone had this problem where no one shows up during normal business hours?

Instead, our civil engineer is handling the permitting/approvals on the planning/tract map side and our architect will be handling the same for the building & safety side.
