Hi,For house hacking in southern California (with potentially 3 other roommates), how much liability coverage does the home owner need?

In Birmingham, house hacking most likely looks like buying a single family house in a fast appreciating area (like 35205) and getting a roommate to help with the mortgage.Put a minimum down-payment down, and let the benefits of property ownership take over.My wife househacked without knowing what that was.

Or if she is disabled and needs the other roommate to help her, she could request a 2 bedroom voucher to house her and the roommate, and so on.Long answer. 

House hacking a single family residence is just a fancy way of saying "Having a roommate."

I love them because: 1) RES financing2) new construction, no capex and NO RENT CONTROL- this is huge 3) large units are good for families, extended families, and roommates/coliving.

You’re also more likely to take on a roommate 2 - colleges MUST open as soon as possible.

Experienced and highly motivated are rarely roommates. :)(Assuming that you meant "highly motivated" as in highly motivated sellers.)

I've found a home that I think would make a decent 1st home with roommates.

When he moves out it will actually be closer to cash flowing since I'm cutting him and his roommates a teeny break.
