If you watch the zooms, use the resources they provide, and become part in the community, it would be very hard to fail.

And to @Bruce Lynn’s point, you apparently haven’t watched Mike Delprete’s  latest Inman keynote presentation!  

Just like everything else in life, get started, keep honing those skills (i.e. keep reading, keep learning, keep attending the meetups) and watch yourself get better and better witch each property you buy.I hope this helps and good luck on your real estate journey!

Have seen many investors ripped off by agents and contractors that screw OOS investors because they know they won't be watched closely.If you pursue, you'll need a GREAT & TRANSPARENT team.

Can someone give me some advice I have been watching youtube and seeing these people say they buy 4-6 rentals in couple years.

Looking for certain things I need to watch out for or any advice that would help.
