Personally, I feel as though it was very lucrative back in the day, but it is much more difficult now to see a great return on a STR post-covid due to a saturation of people wanting to become STR owners, municipality restrictions, etc.

The CCR’s could include exterior aesthetics then go down the road of issuing warnings, fines, eventually lien and foreclosure if you need to (if your state allows that, mine recently limited the ability of HOAs to impose fines and place liens/ foreclose).

We can usually get these done on a DSCR loan without an ltv restriction if they are non-warrantable due to the investment occupancy and nothing major related to HOA.
