A lot of that is referral based or people find my site online, organically. 

My insurance company determined that they were not responsible because the problem originated it form INSIDE the wall which was the responsibility of the condo association.

It would be your responsibility to ensure that any points of entry are closed up.

Luckily I was in a buyer's market at the time, but about 75% of agents did not even respond to me and I could not set up appointments online because I was not a MLS member.   

Here is the new response:  "The Terms and Conditions were not properly displayed for the cardholder during the order process or on the same screen as the checkout screen before the final checkout.

You are not spreading the financial risk if you are responsible for all capital.

You should let both of them know that they are both responsible as they both signed the lease.

In any deal/investment that goes south like this, your/buyer's side is responsible bc "buyer beware" is as old as time.
