You don't want to rely on a single large employer to the extent that if they close up shop the whole town goes bust.2.

I make no recommendation one way or another regarding them.My take away from this thread is that it is easy to get the wrong impression about a business, a development, or an investment simply by relying on internet information.

That is the only tenant profile I'd allow it for because they're relying on financial aid or being funded by parents.

I am a residential remodeling contractor by trade with a solid understanding of the rehab process and a network of laborers and subcontractors that I can rely on, and thus plan on managing this first rehab myself. 

There are plenty of sponsors who operate in that space who will be the first to  acknowledge  they are not good capital raisers or maybe they merely want to focus their attention on other areas of  the business and rely on service providers such as the one I am describing.  

It takes a bit more work but also it's safer in my opinion because you aren't relying on someone else to do it for you. 

Another lesson learned - Don't rely on the hard money draw to continue your rehab.

This means even you likely cannot rely on the plans in the event you found a secondary site where the matching plans could be utilized.
