Conversely I know of another company that specializes for retail in the 20,000 sq ft and under box size so they tend to do much better at managing it.Contrary to popular belief property management on commercial is the lowest return on time.

My personal belief is I will never get into a bidding war to get a property, especially when there is a rush for time and I don’t have the inside track.

However, several BP members would balk at that ratio with their belief that you're buying your cashflow if you go that low on LTV - an entirely reasonable argument. 

I'd argue that belief has been what's gotten more turnkey investors in trouble more than anything else.

I've been reading the forums and listening to the biggerpockets podcasts religiously and have now come to the point where I need some advice.

I'm not a religious scholar, anything I say can and should be taken up with your/his preferred scholar of their faith, as well as with God directly, to validate that it will not send them directly to hell.

I think there is a belief that investing in real estate is easy, that it requires little or no money, you can use OPM, and you can get rich fast.  

They weren't able to use traditional financing (religious purposes), so I wanted to figure out a way for us both to be happy.

Chalk it up to folks of the local religious persuasion being naive to certain sinful substances and confusing them with other things.

my belief is that there are many MLS groups and you have to pay to belong to each so you would want to belong to the ones you are interested in.
