Do you generally use a relaxed normal speaking tone? 

On my apartment syndications, some of my investors expect a 10-12% preferred return, while others are a lot more relaxed about the process and comfortable with the figures I show them.Now, going to someone who has $400k to invest, they probably would be a higher net worth individual who would want a 8-15% return on their money.

Something like, I like to relax the late payment timing after I develop at least 12 months of payment history with a tenant, or something similar. 

There is nothing wrong with that though some people have a more flexible criteria or larger "risk muscles" so to speak.

In most cases these properties offer value add plays as they have experienced deffered maintenance as well as outdated amenities.With the relaxation of regulations on student lending, more people are attending college which in turn is creating a higher demand for student housing, increasing occupancy rates while ensuring solid rent growth projections for the coming years.

I get to watch the dog and cat :)I can say this though its one place I can totally wind down and relax especially on a sea day... 

Know when to work hard, and know when to relax and take care of yourself.

I’m OCD about my house hack too but could care less about the properties I don’t live in, when you move out you’ll relax on that.

When you are financially stable, it takes away so much unneeded stress that impacts your interactions with a person that you are supposed to be completely relaxed around.
