Wanted refresh this and see if you could report your decision?  

Vacancy to include unit refresh time, finding tenant (including credit/back ground checks, and waiting for tenant notice period with current LL) will be at least 5% (possibly less if you were large enough to have employees already available to do the work but that is not the case with 1 unit), HOA 4%, maintenance/cap ex 10% ($450/month on a house of your size.  

My reasoning is that the due diligence steps are the same and I can use these "dud deals" as a way to refresh my thinking and get my head straight so that when a more solid deal comes along, my mind will be right.

After manually fixing the address, Zillow took a few hours to "refresh" before my rental was shown in the correct AZ location.

It's refreshing to receive actual advice, as opposed to being told to "get real" when you're simply asking for advice on a potential approach.

Once you have taken the steps on the simulator, your score can be refreshed without doing a pull.

Pumping the brakes on real estate content allowed me to feel more refreshed on a day-to-day basis, and thus work much more efficiently.  

Is it just outdated and needing cosmetic refresh or major remodel? 

If you go on Airbnb and look up Dartmouth, there's a unit close to Lake Banook that has the headline "Refreshed 3 Bedroom Flat, Near Row Club/Dt" It has a crisp white kitchen photo as the main photo.

It's refreshing to see a CFP who thinks about the world like a small business owner does.
