I'm guessing this is for security reasons, but at some point you have to show the property or give the address to a caller who'd like to drive by and see it Although, I guess doing it that way creates more work for a would-be-thief therby making it less likely to be vandalized.

Yes, a yellow letter gets around a 9% response rate (angry callers, curious callers, tire-kickers, motivated callers) and yes, postcards get around a .5% response rate (mostly quality calls), but if you send the same marketing piece over and over, there is a higher chance that it will become too familiar and the recipient will toss it before reading it, even if you changed the actual message.Also, the marketing pieces themselves could appeal to different people on your list.

I know opinions differ on how to handle calls but I've never heard it suggested that a caller could distinguish the source of the voicemail service, interesting (unless the statement meant to imply ANY voicemail is unprofessional).I've always liked the idea of sending a prospect to a recorded message for more info, seems like it would be less intimidating.

If caller A wants 100k for property that's worth 80k, sounds like you have some negotiating to do or move right on along.
