And if the borrower is a licensed contractor who is NOT getting paid for the self-help 203k rehab (sweat equity) and the borrower/contractor gets another project where they will get paid, most likely the borrower/contractor will pause the 203k rehab project to work on the other project, but doing so will most likely violate some of the strict timelines/deadlines associated with 203k projects.But if you do find a lender who will let you do a self-help, you still have to add into the 203k loan, the total amount of rehab money that a contractor would charge for the project (FHA guidelines).

We paused legal action and proceeded with escrow. (9 months sounds like a long time, but in the meanwhile the assignments and deeds transferring ownership of the asset and collateral were being created and recorded, so we were in no rush.)At first the borrower came forward to us with a realtor to negotiate the closing escrow.
