Be patient and understand it is a process for a full time new agent so things may be slow at first being part time.

To do so with one property though, again I don't think is as effective/practical.If you're patient, you can even just wait for the next 'riot' and buy then when student rentals go on sale.

. :-)   It comes from agents (no offense), lenders, sellers, tenants, relatives, co workers, contractors, strangers       Overcoming all that is part of the fun and satisfaction.  

Would rather be patient and buy far below market value.

I plan to offer $75,000 for it with a $5,000 earnest check and offer to pay half the closing costs with contingency of passing inspection to my satisfaction and getting my loan approved.  

I am trying to be patient, but 2 or 3 units a year is all I can do at this rate.

To me it sounds like a good idea because I just want to get moving with this deal and of course we want to be patient for a deal where the numbers are right.

Find a path that works for you and persevere, but be patient.
