Hi @Zhong Zhang I have used vacancy hacks over the years to get personal properties under 1% when turning tenants over. 3% increase depends on renewing or getting new tenants, when renewing tenants that's  a safe amount. 

With the increase in prices and competition over the last few years, these figures were so divorced from reality that these people now typically advertise 8% to 10% at the most, which, unsurprisingly, is still higher than reality.

Nowadays, people from all over the world vacation, work temporarily, move (with or without their business) and retire in the Costa del Sol.

I have not seen anything over 80% nor would any of my properties be able to afford a loan of more than that with these rates.

I than thought it was tenants, all the "what if's"; what-if they have a fire, what-if there is a shooting, dead body, drug raid, break-in, squatters, feces art, etc etc etc.....   

The biggest thing that goes missing is the beach towels.

Drive around the neighborhoods to understand the lay of the land - if you have someone who will take you around and explain, better yet.
