Experts/ Landlords,  Please what is your candid  advice Second  investment property for rental  to regular tenant ( or Section 8) Brand new single family home built in 2024  in Princeton TX 4bd 3 bathroom  with new refrigerator, washer and dryer  , i closed on the house last year September, I listed on Zillow before but the response was low , so i took it down .

However, what is far more important for financial freedom is the location/city where you invest.The city where you invest is far more important than the current interest rate.

@Shema Cochrane Most investors I've known in the mobile home investing space who have transitioned from smaller deals to larger deals have worked with partners to offset the risk especially when purchasing mobile home parks. 

I've been investing in real estate for 30 years. 

I have a property in Memphis...and frankly no matter how much I've spent on property management (have had three, all promise the sky and deliver next to nothing), I have gotten the run around by the property management team in all three cases, which has deterred me from investing further in Memphis real estate.

The people that run these companies usually come from an "investment banking", real estate, or construction background.
