The learning curve can be steep, but it’s also the most exciting part, especially if you’ve got someone who’s been through it and can help you make sense of the chaos.If you’re thinking about starting small, maybe a single-family rental just to dip your toes, that could be a great intro.

Find properties that are not listed on the MLS for the world to see, get them under contract, then assign the contract to an investor for a markup (but a list price that makes sense with the amount of repairs needed).This is not an easy job.

It has been a whole deal working on this property but things are beginning to make a little bit of sense.

It made financial sense for the banks to abandon the properties.

You can 1031 exchange a portion that makes sense for you (office right now is market specific and an opportunity if you know what you're doing), and take the other portion as "BOOT" and pay taxes on that portion. 

It's relatively easy to look at comparable properties on airbnb with the same bed/bath, general condition, and location and click around their calendar to get a sense of what they're making in bookings each month.

I'm trying to stay level-headed and unemotional about it (it's not going to kill my deal regardless), but this doesn't pass the common sense test.
