Although I agree with @Nathan Gesner in part, I think he is off base in categorizing a relationship based approach to landlording as "amateur".

It's a bit overdone for me and feels like investing there is late to the party.

A property is not just SFH or multi, it includes apartments.

When I used to have RE Broker in my title ( I still have the license just dont practice) I would get folks pinging me about Vegas about once a quarter or so and I would hand those leads to my Daughter  she made some pretty awesome connections from a few of those folks that bought multi million dollar homes..

I sold my least favorite multi unit a couple of years ago and exchanged it for a 2 BR rental in AZ.

Include an exit strategy, tax planning, and insurance to protect both parties.
