I get that both are great but again not always prevalent... and you buy these deals based on your goals and the deals are merely the strategy to get you to the goal.Now talking about your current deal and situation, ( I help many many people see and understand this point)...

I'm sure you'll find this out for yourself quick, but I'd be surprised if you find any duplexes with merely cosmetic issues in the 350-400k range unless you go as far west as Worcester! 

I was just merely using simple numbers to arrive at my final end point which you seem to agree with.

So don't stop selling this property for mere $5k difference ($430k vs. $425k), even if you lose a little.  

If the property is merely vacant and neglected, you CANNOT just change the locks and start doing your thing.

So I’m here asking all of you out there reading this if I’m trying to make something work for the mere excitement to start earning equity, or might these numbers actually work?

People who chime in immediately to your thread with negativity and also state that they were not investors, but merely facilitators should be viewed with scepticism.Your are on on proper path with 4 flat!

While ratings may seem to be merely subjective and every school has all different kinds of students, schools in towns with deeper pockets and bigger budgets tend to show better results.

It is merely a financial vehicle to give you a return.
