I know the founder and I know the company has been very intentional about taking the best features of both and expanding on them while leaving the problems (Airbnb) and wonkiness (FF) behind.

My main reason for wanting to do this is for liability purposes.

The interactions were mainly me sending places I wanted to go look at, and making offers with very little guidance from them, ultimately only to lose out on the bid.All in all, I've learned that being this early in my investing journey, I need an agent who is not only familiar with investing (or is an investor) but will reciprocate the same dedication and drive. 

Does anyone have any ideas on how to minimize that tax liability and still continue with my original intent, or is my only option a 1031 (I'm aware of DST but don't see that as a great option).  

my main breaker only has hundred amps, but since the AC has a separate meter one guy was saying it’s OK to hook it up to the main panel though

Try looking into zillow/Redfin and see what your potential rents you can get near the neighborhood by filtering the bedrooms/bathrooms of the intentional property that you are planning to buy.

Short-term renters generally don't like to stay in Cancun because there's not much to do there and the beaches are mainly occupied by the resorts, against which it's hard to compete and there are much nicer areas in the Riviera Maya.Even though I've owned property in the Riviera Maya for many years and have landed in Cancun many times, I've never been to the city and I've never had the desire to go there.

Mainly my realtor as my boots on the ground checking the job done by the contractor, and my contractor who was doing the work.
