Just to give you an Idea on some numbers , I am doing a 2100 sq ft house , class A neighborhood ,  clean out , removing some walls to go open floor plan , minor electric , some mid level replumbing , full custom paint , new kitchen , new bathrooms ( 2.5 ) , new windows , refinish hardwood upstairs , Vinyl plank downstairs . 

At the moment, this house loses me about $1,000/month with my living in it, but once the basement is finished, which will include a walkout and kitchen, and my interest rate matures later this year, this home will bring in about $287/month without me living in it.Soon to be 5 bedrooms, 5 bathrooms, 3,822 finished square feet.

No reason not to throw the kitchen sink at it.

Obviously, stuff like; paint, new flooring, new kitchen cabinets, etc. 

The idea is to split the huge kitchen in the big house and divide the house into a 1/1 and a 2/1 and slip the additional unit in the unused attic.

I’m now pacing on my back deck, this guy is off his rocker.Now I’d been in the attic recently to replace some pot lights over the kitchen, maybe I stepped on one of the lines?

Renovating kitchen is lot costlier than a smaller kitchen in a duplex/quadplex.Are they all scattered over the country or do you cluster them over smaller area/cities?
