It's a trip for sure :-)There are many REI opportunities in different markets - markets in the Midwest and Southeast of the country are great - where not only are the purchase prices reasonable for most RE investors, but the homes are turnkey (new builds or completely rehabbed homes, tenant ready, systems 10 years of life remaining on them, property management teams in place) with appreciating home value AND appreciating rent.

The new wholesaler, while well-intentioned, caused all of this by trying to broker a deal on the internet with no experience, by not vetting the title company to make sure they were real, by not knowing what they were doing, and by tying up that seller's property with no plan or expertise to get it sold.

Nobody can safely and legitimately sell tradelines better and quicker than these guys, nobody pays more to do it, and nobody has a 100% commission referral program for each card uploaded by any/all new sellers you refer - without limit.I'm extremely experienced in this and although I've been through a couple growing pains with GFS they've ironed out nearly every issue and went fully transparent with their payment schedule and their system to prove that they will not manipulate pricing based on individual customers.

If there is a strong offer with high down payment and good purchase price and fast closing or fast inspection periods and no closing costs requested, reach out to the Loan officer and ask any other questions which will not break any laws.ALSO - ANYHING CAN BE ENTERED INTO THE SYSTEM TO MAKE THE DU LOOK SUPER SWEET SO IT REALLY DOESN'T MEAN ANYTHING IF THE LOAN OFFICER IS BEING DECEPTIVE.

Once you get your systems down, you have a real estate business model that you can take to any market and be still be successful.

Their system is great and will definitely be good to use as you scale up.

@Ryan A ShumakerAppfolio just came out with an investor management system which we are starting to use and it’s simplistic to use and makes the investor process easy as well.

Thank you.You are probably asking how to hack the system, but all the advice to hack a top ranking won't work over time unless you are a very strong operator already.
