I believe greater emphasis should be placed on why this unit continually  attracts terrible tenants.

Use cash flow for expansion.Long term: Commercial properties once capital is build.Question: Based on my goals above, do I continue down the c corp path?

Going to be interesting to see how many investors continue to switch to LTR's.

There is new hvac and some upgrades done to the assistant living facility , it’s just the person who owned the place passed and the family doesn’t want to continue running it.

If your tenant does not agree with the terms to continue on at the property he can leave.  

Seller is just continuing to pay the taxes, even though he "doesn't own" the land...until/unless he hires an attorney to do the title search, he won't ever be able to sell it or develop the land. 

I got my real estate license in my late 20's, kept updated on continuing education, but only activated the license after all my kids started school.
