Have a family and two children.

Some, you have to treat them as if they were your children and just educate them, hold their hand a little bit until they get the process down packed. and if they can't then don't renew their lease/ worst case scenario evict based on failure to follow agreed upon lease/policy of the building.

So in the past 2 weeks I find out the 19 yo supposed daughter of the tenants is not his daughter but I'm guessing a step daughter and she has 2 children 2 yrs and younger. 

My husband and I are just getting started and this stuff is inspiring to hear.

Other than minor children everyone in the household has to be all "owners" or all "tenants") Probably not enforceable. 

We're willing to spend a chunk of change to have the lead abated and get a lead cert just to avoid any gray area regarding tenants with young children.

I am inspired to take action.

I have been able to buy Christmas gifts for children in need, donate supplies to families who were devastated by a house fire, purchase electric lawn mower for a home owner who had an allergy to carbon monoxide.  

@Grant Rothenburger, I don't think it's necessarily a lack of deals, but that everyone mailing to the same Absentee Owners.Investors in overcrowded markets need to look at alternatives like Seniors who have owned their home for 20+ years or Homeowners with low Financial Stability Scores (FSS).There's even a new list where you can mail to the children of the elderly homeowner - since they are the influencers.
