In my opinion with a system such as this, once the tenant is late, there  is no further motivation for a tenant to pay other than threat of eviction. 

He replied, "I don't know how you keep finding sellers willing to do that".Here is the secret sauce, know and understand the seller's motivation, ask questions, and don't be afraid to ask for the terms you want.It is more common in medium-sized multifamily where it is a business but not large enough to be professionally managed.

It's wise to take into account market research and any upgrades or additional benefits for the tenant.Determining when to raise the rent is influenced by various factors such as lease renewal dates, local market conditions, tenant satisfaction, and lease agreements.

The bad news is that many influencers make it look much easier and give some false promises to get you to buy a course. 

This came from my team and I negotiated the subto terms because she was motivated to sell, but had a mortgage higher than my cash price.

Good old fashioned calling someone up, sparking a conversation and finding out their motivation/pain points is definitely more effective than mailers.

Whenever reducing tax is your primary motivation, real estate is not for you.

Only the seller knows their true level of motivation to sell. 

But now, I believe I have the right amount of motivation to educate myself , start connecting with people, and learn from communities like this one.
