I own my home in CH and I sorta househacked in that my house came with a permitted ADU, so I rented that out for a few years.

About 2.5 inches thick.  

That has inched up a bit over the past week.

I was on board and put a deposit on one bid for "TPO with 1 inch insulation" for 20K, but now the company were applying for permits and the building division requires 5 inch insulation. 

@Merritt ,I believe in times like these, in the big picture of things, those that create some goodwill with tenants will persevere better than those that won't give an inch.

, FAR (floor area ratio which is the max SF for the lot), lot occupancy (how much area can the building take up on the lot), green area ratio or pervious surfaces (a lot of places now require soft scale or where water can collect and not drain to the storm drain), parking requirement per unit (can the parking be offset if near public transportation), affordable housing, any view corridors to preserve, is it a historical neighborhood, minimum size per unit, and any public enhancements required?

TX may have their own typical issues, such as with the foundation.If I remember correctly, both VA and FHA foundations cannot be off by more than one-inch per 20 feet.

The previous owner had not raised rent for 4 years so I will inch that up as their leases expire. 

Give an inch to a tenant and they’ll take a mile.
