You could make the tenant get property insurance - but customarily residential tenant will not pay for insurance.

"I am not a good lender for this program, you should go to..." or "that seller carry on a residential transaction is not actually possible in the lending landscape of today" etc).3) Better rate, wrong program. 

So now, let's apply the same reasoning to any industry of your liking within the residential home maintenance world...where IS the line?

@Andreas Mirza There are two distinct NPN markets in Chicago, residential and commercial.

But because those things materialize, doesn't mean residential rei or infrastructure will necessary become intrinsic on the next go around so I would not recommend waiting.

The LLC gives you better asset protection - but you can’t use a residential loan to borrow in the name of the LLC.  

That’s why I haven’t dealt with residential owner occupied property in the last 15 years, and stick to commercial.
