But there were damages because of a dog & he left us a $525 water bill & the lease was specific about 60 days written notice.I approached her to track him down for payment but he had moved in with another woman (2 miles from our home) & was working off the books to avoid child support & their health care payments.

HELOCS typically have a very fast, aggressive payoff schedule once the draw period is over, and you don't know what position you will be in (health, finances, etc).

My net is significantly less due to numerous pre-tax expenses (Daycare FSA, Health FSA, retirement, etc etc) we gross around $56,000, a large difference from what I first posted.As far as SFH vs. multi-unit, I can certainly understand the desire for multi and the increased cash flow, however at the moment I don't feel we are up for the task.

Im not going to defend myself to bigger pockets because I know my intial approch was respectful...You've made this alot bigger than BIGGER POCKETS now, i will tell you again and this WILL be my last time, if you make threats towards me publicly, then your making threats towards how I feed my family and this situation will no longer be about 'real estate investing'...I dont care for your relationship i dont want to connect with someone like you.
