I understand the contracts, financing ( I was a loan originator), what can and can't be done, I know what keeps you from getting sued, how to set a price, I'm not offended during a walk through if the house isn't perfect and someone makes a disparaging comment (they are thinking out loud to see if it sounds right to them) maybe it's not actually a deal killer.

Likewise, loan points are amortized over the life of the loan and I have them in a separate sub-table of the fixedAssets, but unless they pull up the original journal entry you can't tell which loan they pair with, and it seems like a stretch for the CPA to track down that the loan was refinanced and hence all the remaining depreciation should be taken now.

I am originally from UK and after 6 years I now qualify for funding and I am wanting to house hack a multi family (seems like a cheat code as it isn't an option on a residential mortgage in the UK) but the issue i am finding is the low inventory in my area (6 listings within 20 mile radius of Danville VA) and nothing that i think i can make cashflow well / or seems like it would rent to a decent caliber of tenant.

so you get a couple points to originate the loan and then maybe a small amount of interest.
