Reminds me of the game "Pit" or Spoons where you yell "TWO TWO TWO" and someone grabs your cards and you swap them out again.

I’m also wanting to do some cash-grab focused stuff right now.

My target are duplexes I would like to grab 5 of them, any tips on an experience person who has done a mail campaign?

How do you know if you have a good real estate investment friendly agent or just some douchebag that's trying to grab deals out from under you for his buddies?

I'd say the easiest and most effective way to get started is grab a duplex and rent the other side while also renting the spare bedrooms in your unit or finding a 4+ bedroom single family and renting out all of the other rooms that you aren't using.

Unless it's some sort of stop and shop/convenience store where those workers can quickly grab a bite or some snacks for their shift. 

Should I go to Home Depot and grab a bunch of bandit signs?

this happened a ton when i was in the land and timber business heavy.. family inherit 300 acres of timber worth millions upon millions.. timber sky rocketed but had zero basis.. get new valuations and stepped basis log it or sell it to someone like us.. grab the cash and off you go.
