There are gorgeous homes there, but most were built around 1900.

It is a completely different skill set to excite a couple about a flipped house’s gorgeous kitchen vs estimating rehab numbers with an investor in a smelly, dated house.

But I am not in the US....... so I developed My market analysis algorythm for out of state (or country) people like meThis made it easier for me to find a market with landlord friendly laws, population growth, cashflow potential and low entry prices (I have a limited budget of around $200k).So this ranks the cities (the pink numbers) from best potential to lowest potential. this is a REALLY huge rule of thumb guys... it's just MORE LIKELY to find cashflow in these areas and ALSO these areas are more likely to appreciate (population growth baby ;)).

I am currently flipping a historic church into a gorgeous 4 bed 2.5 bath home. 

We took the old Master Bedroom, tiny Master Bath, second Bedroom, and Hall Bath, and turned it into a gorgeous Master Suite with an incredible bathroom and large Walk-In Closet.

Had green carpet and pink walls( a lot of holes in those walls) and needed new bathrooms.

And then you are simply competing on price, since you have nothing unique about your propertySpend $30 more and paint a wall a bold color, or $20 dollars on a quart of paint and make the front door pink.
