I have no real insight to your market but let me share my personal perspective.   

At death, the property gets a new base value and all gain is gone from a tax perspective.  

From a liability perspective in Florida, it's advantageous to have a limited liability company own the property, especially considering that you are getting into the real estate business and intend to acquire numerous properties. 

Doing that will eliminate part of the hassle but I assume you're aware that you will likely make much less money than with US LTRs and that the laws are much more tenant friendly than anywhere in the US.I know Valencia quite well with the perspective of a North American (and European) as I was going to invest in STRs there after the Costa del Sol but, sadly, they've banned STRs there so I had to reconsider.

I have also seen the barrel saunas do well from an occupancy perspective, but they haven't noticeably increased ADRs from my perspective. 

From an asset protection perspective, it is important to note that an LLC is a very efficient legal tool to hold and manage investment real estate and to isolate the risk it generates.

It was a very interesting perspective and he is very highly regarded as well.I tend to personally feel the next 2 years are going to be mostly a lot of the same as now, operating properties to maintain rather than growing a ton.

I work with a significant number of hotel entities, I can address this from a tax perspective, I'll leave the liability issues to the attorneys.The lessee / lessor entity structure can be used for a few different tax reasons:1) There is a REIT investor - in which case they can only have "Rental" type income, while hotel operations generates "Ordinary" income.
