I've been able to deduce rent rates for inline stores, kiosks, and food courts within malls.Can anyone help with anchor tenant rates in Southern California malls?

In addition to the house being a disaster, there was a separate garage that was caving in, piles of trash in the yard, two old bread delivery trucks, a rusted out Ford Bronco, rotting building materials, and miscellaneous fishing gear strewn about the yard.

The photo might look ok, but a quick check on Google Earth showed neighboring properties with untended lawns, peeling paint, rusting trucks, and cracked pavement.

As others have said, from an investor's standpoint, you should be able to find an investment that is improving your financial position and not draining your cash reserves.Sorry for the long post, I realize I'm jumping all over the place but this is just food for thought from another HB'er :)

Problem is banks do not like tip income and also I have many expenses for the business so it doesn't show much profit, even though many of these assets (truck, commercial mower, etc) will be paid off over the next 1-3 years.

I think the Field Foods aspect is a big plus as currently residents would have to drive to Richmond Heights, Maplewood, or Southwest Garden to get to a Schnucks or Shop'n Save.
