I’ve recently been exploring the idea of hospice/ continuing care models.

Who knows, but the opportunity to keep a $10k non-refundable deposit when your partner decides not to fund is a slimy business model in my view.Separately, I had a very friendly conversation with one of their reps some time ago and we discussed pricing.

I have not bought anything from them, but I see their deals all the time.Most of them way over priced.I think their model is buy dirt cheap, sell  very high and convince people by offering 3 years rent guarantee. 

We know some people that are looking for rental (1-2 months) while they are finishing up their home re-modeling. 

I followed that model here in Chicago and it has been a great way to meet all the local rockstars.

I don't care for it, but it's part of their business model and you will be refunded less appraisal cost if they don't close. 

I believe I can use the hybrid model of using it for both STR and MTR.

Keep in mind, I am a professional appraiser and there have been two model match sales in my neighborhood in the last 6 months, so I know what my house is worth with a 2% variance. 

Hoping you may also have experience with large language model as well.
