That being said, I think there is a niche, and it's the kind of property you would never fight with an owner occupant over.

The MLS is not a great place to find flips in a hot market, too many people fighting over too few properties.

I know I am fighting an uphill battle, but if one does not take the first step you get nowhere.I will not put the townhouse on the market until I see a realistic deal in sight.

Of course the account servicer, such as Bank of America, may not know or understand that rule, but at least you would be legally in the right and able to fight them if they tried to accelerate the note.

I know I had this happen to me personally where the regulators had one position my attorney and me thought we had the law on our side... the next step was administrative law court. and a 100k plus fight .. guess which way we went.. we got our hand slapped did the way the regulators wanted to see it done and went on to do another 20 plus million in business with their blessings.

Don't waste your time and effort fighting it.

He is a bully and I really want to kick them out or fight back but again hate litigation. 

You would hate to be caught in the middle of a real estate commission fight because you used two different agents.
