I’m having no problem filling up my days with real estate related things to do but my market is currently tight and I’m having trouble sourcing new deals.

Life is such a funny thing sometimes - and I'm right on the opposite side of the fence to some extent here; I'm not necessarily a "big gov't" or "small gov't" guy, but I am a "don't be an unreasonable pain in the *** gov't" guy, and at least in my neck of the woods permitting is a royal PITA for very low value.

I am all the sudden on the fence about building.  

I definitely recommend slim coating over popcorn ceiling that is giving you any trouble getting off.

BLUF -  this would be my first rental property and I'm on the fence about what to do with the home. 

In a mobile home park, most of the value is in the underground infrastructure, roads, landscaping, amenities, pools, fencing, pads, utility pedestals, etc, while only a small portion of the value comes from a building, like a clubhouse or laundry facility.

Trouble is, we need to get in to install a mini split A/C unit in the loft and the lawnmower (I mow the grass) is in the garage.  

I saw a news story last week that 50% of people currently have trouble making their monthly housing payment.Not saying that you shouldn't raise the rent, but this tenant may not be able to afford it, plain and simple. 

That is partly a legal issue but I think where you run into trouble is with your broker.

Apparently, I am supposed to choose a sponsor but am having trouble sifting through the plethora of options.
