Sometimes there were tenants who overpaid for a site many years ago and you have vintage rent for the building that doesn't make sense anymore.Without knowing your specific goals and where you are looking specifically it is hard to comment further.

Plus I have a jam room with cool vintage gear (drums, bass, guitar, etc) and I know you play.I'll buy you a BBQ dinner and show you my awesome rent house.

I've never been involved with MH's either but I think they're valued sort of like cars - there's a blue book of some sort to give you a starting point of value...I'd want to know the going rate for a MH of that vintage - $24k may be very generous

But I wouldn't allow someone to tell me no.Typically the people that want all the nice things now (Nice fancy ring, nice "cute" expensive house, nails done 24/7, nice jewelry, Starbucks 5x a week, etc) are not going to wind up very successful long term.

Most in that price range use 2 inch wood/faux blinds or shutters...IMO , I would include at least on all front windows....in my affordable homes I include mini blinds on all front windows...

We rent rather than flip, and cater to low income, and put the wide slate faux wood white blinds up.  

Although I'm in love with the woodwork, hardwood floors and the way cool vintage slider on the deck!!

It totally makes more sense to spend tens of thousands on a cashflowing house vs. jewelry and a 1 time party.

We just bought all new appliances, except for our vintage cook stove, it's a workhorse!
