Sometimes there were tenants who overpaid for a site many years ago and you have vintage rent for the building that doesn't make sense anymore.Without knowing your specific goals and where you are looking specifically it is hard to comment further.

I've never been involved with MH's either but I think they're valued sort of like cars - there's a blue book of some sort to give you a starting point of value...I'd want to know the going rate for a MH of that vintage - $24k may be very generous

But I wouldn't allow someone to tell me no.Typically the people that want all the nice things now (Nice fancy ring, nice "cute" expensive house, nails done 24/7, nice jewelry, Starbucks 5x a week, etc) are not going to wind up very successful long term.

Most in that price range use 2 inch wood/faux blinds or shutters...IMO , I would include at least on all front windows....in my affordable homes I include mini blinds on all front windows...
