A little history on my investment real estate journey if we can call it that….Back in 2005 my wife and I bought our very first home when we were 24/25, 3 Bed, 1 ½ bath 1500 sqft single family home for $167,000.

Personally, I started investing in both single-family and multifamily without joining any coaching programs.

I find the vast majority of my stays are families that love the games and 30-40% of the time they bring their pet as well.

For most of the properties we bought, we needed about $30,000 to buy a smaller single family home (20% down).  

If you’re looking for steady cash flow, you might want to analyze condos with low HOA fees or explore multi-family properties instead.

And you do not need a penny to start REI - many people's first investment came to fruition because of friends, family, or even partners.

As it relates to lease end dates I've seen two things work here. 1) You can stagger end dates as mentioned above or 2) you can optimize for summer - this works better for us in areas where you see students or families with school age children moving to align with the summmer months.Separately, this is a great argument against month-to-month leases.
