Opposing plantiffs completely embarrassed.

I feel embarrassed at times but people here know that real estate investing is not what the gurus portray it to be - it's difficult, fraught with dangers & risks and you can lose money...even with a no money down deal! 

This is kind of an embarrassing question but I'm trying to find an article or blog that lists decent ranges to consider on certain criteria when evaluating multifamily (i.e., cash on cash return, CAP rate, etc). 

I intend to do more research. lets be realistic.. here.. sellers are embarrassed and dont want to talk to realtors..
