I decided that I didn't want to work in physical therapy until I retired, so I made a dream of mine come true and went back to school. 

I'm developing someone else's dream and NOT minding my own business. 

I was really excited about the prospect of a 4 family MFH with 0% down, but that dream has gone out of the window, unfortunately. 

The moral of the story---Single Family Homes are a dream compared to Class C or D apartments.

If real estate takes up too heavy a weighting in your portfolio, then you'll be hurt more in a recession, deflation, hyperinflation, or depression.

If i were in a better place financially this would be my dream flip to rent out.

Our dream was to find something cheap enough that we could renovate and make our own.  

On top of all this, my wife got her real estate license in September (to help with costs, speed, etc) and has helped 13 families and counting purchase their dream homes…many who see properties with changes they want to make, she now has the knowledge to give design ideas & approximate costs and her clients LOVE that!
