However, I think that you're actually concerned that it may be a "stale" list.As to how you are reaching them, by door knocking, I'm with @Mark Pedroza that it's a great way to connect with prospects, albeit time consuming.What you can do us to incoporporate a Mail > Call > Knock strategy whereby you contact all prospects, call the distant ones and high-shot locals and knock the local the high-shot locals you cannot reach by phone or who have not responded to mail or calls.Also, learn what mail nixies are and how valuable reaching them is.Door knocking is the best way to learn about selling and how to convert and prospects.

In other words, we could buy a duplex for around $700k, save half the cash, and then some point in the not too distant future buy a second property.

So the 290 will disappear in the not too distant future as well.

But those places seem to be in declining areas and are older, so are likely to be full of lead and asbestos that I worry might be more of a problem in the distant future.

Tech is getting to be to big a part of our economy to be in one place.Los Angeles now has the second most startups to Silicon Valley, but it is a very very distant second.  

I had been looking at the area just outside 485 between both mint hill and harrisburg, just was not sure if most properties outside the 485 ring are too distant. 

OR -Sign a distant lease with the tenant and manage the property OURSELVES until tenant moves out.
