So, yes, I feel there might be a bit of a discount on the commission if they are getting so many units to sell, but they are still putting in a lot of work, so I wouldn't grind them too hard.

Sometimes you can find someone that is willing to sell to you at a discount since they are tired of owning it, and want to use the money to focus on a more passive investment.
