We've been very busy and to date, we defeated the tax levy; we humiliated our disgraceful mayor who was running for judge (he lost with only 18% of the vote); we humiliated a disgraceful assistant law director who was also running for judge (he lost with only 20% of the vote); we were going to recall the mayor, until he decided not to run for re-election; our group was instrumental in convincing 3 other disgraceful city council members to not run for re-election; and we're now involved in a fight to replace the rest of the disgraceful city council members, the law director, and to have control of the local water department taken away from the city.

There is some brand that insists it can't be defeated that way.

If you mix them together, it defeats the purpose of the separate LLC's.You should check with your CPA to be sure as I am not a CPA.

But for newbies, or even small time investors building their portfolio, it's a brick and mortar operation.Holding more than 1 property into an LLC defeats the whole purpose of establishing the LLC. 

But lets just admit that those authors preach those viewpoints as gospel because that's WHAT WORKED IN THEIR LIFE to get them the success that they have.And if you tell me, both polarizing strategies should be used at different times, that kind of defeats the purpose of self/business-improvement then, because the statements are so polarizing in a given book.

This has compressed the cap rates even "out in the sticks", and its a great time to be a seller in these slow but steady outlier cashflow communities.Many properties are now selling with current financing such that the COC return actually becomes less than the cap rate for a property, which defeats the arbitrage advantages of financed leverage.  

I asked a few insurance brokers and I can't seem to find an insurer that covers any of that, which in my opinion defeats the purpose of having a policy since those are the problems most likely to occur.Thanks in advance,Elie.
