Item B, finding a good contractor is critical to this business.

I got smacked around in another thread for being to harsh or critical or whatever... so I think I'll do the same here.Basically you aren't worth most agents' time.

Lastly, as Ibrahim noted, getting a neighborhood association engaged in your effort is critical.

In kitchens, lighting is critical.

Consequently, a thorough verification of the gross income and expenses is critical.

I welcome any criticism/wisdom/suggestions that will help steer me in the right direction.

I have learned to only take advice or criticism from professionals who have done what I would like to learn.
