@Lance Thomas Get linked up with a good agent and you should be golden...or send me a PM...I have national data and can help if possible. But to answer your question, your basis of valuation for residential properties is the comparable sales method...so, you want similar properties...within 10% difference of square footage if possible...same bedroom and bath configuration...sold within the last 6-months and 1-mile from the subject.
Terry T. Investment property near university

@Terry TanWe have several student rental properties, including one rooming house in a similar configuration to what you describe above (9rms - 4up, 5 down). In addition to emphasizing @Chad Urbshott's warning about financing options - most of the Big-5 will not even wander into universityville these days and no-one will be clamouring to underwrite a rooming house - I suggest you check the City zoning in the area and the occupancy by-laws.

Morris Lucas Possible buy and hold deal in Baltimore?
15 November 2019 | 12 replies
Should not have used "condo", it is a house, with 2 identical units(apartments if you will) on each level.Baltimore has some weird configurations compared to here in Atlanta with all the row-houses, so kinda hard to describe, some of my family actually live in these type houses that are split up into individual dwellings.on separate floors. But to your point, there are no condo fees, it is a private residence, 2 story home(not condo). Thanks for info
